Background. A lawyer by training — graduate of the University of Criminology of the Republic of Moldova, with 6 years of practice in law enforcement. That is where his habit comes from: no document is trusted until it is checked, and he sees what lies behind a power of attorney or a certificate.

Personal responsibility. No deal at VOTCHINA goes through without his check. He personally reviews the property's file in the Property Register and the chain of owners back in time, the marital property regime, debts to the tax authority, pending court cases, mortgages and attachments — before the client pays anything.

What the client gets. A preliminary contract written to protect the buyer — with clear deadlines, deposit terms and consequences of non-performance (Art. 93 of the Obligations and Contracts Act), a safe route for the money and someone who handles the toughest negotiations. When selling remotely, every expense is accounted for with a document.

Background. In a few years on the team Vadim has become a byword for fairness and an open style of work. He never pressures clients: for him the best deal is one where the buyer decides calmly and with full information.

Focus and area. Houses outside the city, building plots, villas and holiday apartments on the northern Black Sea coast — Varna, St. St. Constantine and Helena, Golden Sands, Byala, Kranevo. With four languages he talks freely with foreign buyers, local owners and developers.

What the client gets. A real price comparison, an honest talk about drawbacks — fees, maintenance, seasonality — and discounts negotiated directly with the seller. At our clients' deals Vadim interprets himself, so you do not pay separately for an interpreter.

Background. Yulia sees every property not just as square metres and interior, but as an asset: what it will cost to maintain, what the risk is and what will remain years later.

Focus. Homes in Varna — new builds, central districts, the premium segment, as well as commercial and investment property. She calculates real rental yield, running costs and the property's long-term potential.

What the client gets. A calm diplomat in difficult cases — co-ownership, inherited property, conflicting interests. She protects the client's budget and looks for a solution where others say there is none.

Nikolay Pepelyashkov

Background. Nikolay is an agent with extensive field experience who knows the whole Black Sea coast — the Varna, Dobrich and Burgas regions: how the villages developed, the real capacity of water, power and sewerage, and what the road is like in winter.

Focus. Holiday apartments, village and suburban houses, villas in gated complexes, farmland and regulated plots. He arranges viewings anywhere on the coast — from Durankulak and Balchik to Primorsko and Tsarevo.

What the client gets. Months of pointless trips saved: he filters out properties with structural or utility problems before the viewing and finds houses and plots that are not on the mass portals.

Eduard Gorban

Representative in Germany (Koblenz, DACH region)

Background. Eduard ran our Sunny Beach office (2022–2025). After returning to Germany he became our official representative there — a bridge between German-speaking buyers and the Bulgarian market.

Focus. Buyers from Germany, Austria and Switzerland: advice in German, including in person in Germany, explaining how Bulgarian rules work compared with German ones, coordinating cross-border bank transfers.

What the client gets. A safe deal from a distance — with a power of attorney, live video viewings and someone watching over the process, without unnecessary travel.
