In short: the valuation is free and without obligation. We visit the property, analyse sold and listed comparable properties and tell you the realistic price range and time to sell – usually within 1 to 3 days after the viewing.
The price at which you list your property decides almost everything: how quickly buyers call, how many viewings there are and whether you will have to cut the price in the end. That is why we do not give a "price over the phone" – we value the property on real data, after we have seen it and its documents.

What affects the price

| Building stage | Act 16 and transferred utility accounts increase trust and price |
| Maintenance fee | A high fee in a complex reduces buyer interest |
| View and distance to the sea | Sea view and walking distance to the beach are a clear advantage |
| Condition and furniture | Renovation and furniture add value, but are not always fully reflected in the price |
| Documents | Clean documents without encumbrances shorten the time to sell |
The effect depends on the area and property type – we give an exact valuation after the viewing.
Important: the price on a portal is not the price of the deal. We also look at completed deals, not only at listings.

Do I have to sign a contract?
No. If you decide to sell with us, we work under a contract – open or exclusive. We will explain the difference at the meeting.
Do I get a written report?
At the meeting you get our conclusions and the price range. A full written market analysis is prepared under an exclusive contract.
Can I sell if I live abroad?
